Is your deck in good condition for summer get-togethers and everyday use?  As you may be well aware, a deck is one of the most difficult parts of a home to keep in tiptop shape.  The difference between a new, nicely stained deck and one that has long been exposed to the elements without maintenance is remarkable.  It’s tough to get full enjoyment out of a discolored or damaged deck.  Not only that, but you don’t get the same longevity out of a deck that lacks maintenance.

The horizontal surface of a deck in particular is continually exposed to harsh weather.  Ultraviolet rays of the sun, rain, and snowy, freezing conditions all affect the deck’s surface.  In addition, there may be a damaging amount of moisture underneath.

Tackling the tricky chore of deck refinishing is one that’s usually best left to house painting professionals.  Each step of the process requires just the right touch.


A deck must be properly cleaned prior to pressure-washing; otherwise, as you’re using the high pressure washer, you could be forcing live mold spores deep into the grains of the wood, which creates decay from inside the planks.  Simply applying cleaner is rarely enough.  A stiff bristle brush is the best tool to use, and the cleaner should be carefully scrubbed onto the deck.

Some of the variables which determine the proper way to clean a deck and the type of cleaner to use include:

  • The type of wood.
  • The type of coating already on the deck.
  • The number of layers of the coating.

Pressure Washing

High pressure washing, particularly if you use the wrong tip, can potentially damage a wooden deck so thoroughly that the boards could all need to be replaced as a result.  Too much pressure will have the effect of crushing and actually destroying the surface layer of the wood; it causes dangerous splintering and uneven wear.  Too little pressure is ineffective and will not adequately prepare the surface for the deck refinishing to be completed.

Some questions to consider when correctly pressure-washing your deck include:

  • What type of pressure washer should be used?
  • How much pressure is the right amount?
  • What is the right kind of tip to use?
  • How old is the wood?
  • Should cleaner be used in conjunction with the pressure washing; if so, what kind of cleaner?

It is better to stain your deck rather than paint it because paint will peel or chip and otherwise not as last long.


It may be time for you to go further than clean your deck; you may need to re-stain it.  Depending on the level of wear, it’s best to go through the deck refinishing process every two to three years.  First of all, be aware that it’s by far better to stain your deck than to paint it.  All wood contracts and expands according to the changing amount of moisture in the air.  Such movement does not have a good effect on paint – it will usually crack and peel whereas stain adapts well to the outdoor conditions.  On the other hand, porches are fine to paint because they’re covered and don’t have the same harsh exposure as a deck.

Because of the difficulties of keeping a deck in good condition, getting a professional to do the pressure washing, deck re-staining or deck refinishing work for you is the best way to go.  After all, if the deck refinishing isn’t done correctly in the first place, it will be that much more challenging to keep the deck looking its best.


Your deck will look better longer if you give it some attention throughout the year.  Dirt and leaves can damage the finish; wash the surface periodically.  It’s best to apply clear preservative coatings annually.
